Moving Season: Booking Junk Removal Around Move-Out Dates
Moving is when people finally decide the old futon isn't coming with them. It's also when they discover how much is in the attic. Through the summer, and around the end of every month, junk removal requests pile up from people moving out, landlords turning units and families moving into a house where the last owners left half a garage behind. Almost every one of these jobs has a date it has to be done by.
The Date Is the Job
Spring's burst of garage and basement cleanouts is covered in Spring Cleaning Season: Getting Ready for the Junk Removal Booking Rush. Moving season is different. Spring customers are flexible. Moving customers aren't.
A move-out job has a hard deadline: the lease ends, the movers come, the keys are due, the buyer walks through. Miss the date and the job is worthless to the customer. That changes how you book:
- Moving jobs go straight onto the schedule, not onto the Waiting List to wait for a nearby route.
- Your first reply leads with the date, not the price.
- The end of the month fills first, so book early.
Get the Date in the Request
The text above your request form should ask customers to put their deadline in the Message / Details box: “Moving out? Tell us the date it has to be done by.” A move-out that says “must be done by the 30th” is your most urgent lead, and you want to see that right away in Form Responses.
Property Details matters just as much for moving jobs. Apartments mean stairs and elevators, and some buildings restrict elevator use or have loading dock hours. Ask customers to describe access there, and note it on the address once the request becomes a client: “Freight elevator, book with front desk 24 hours ahead.”
Lead With “Yes, We Can Make Your Date”
The customer's biggest worry is timing. Answer that first:
- “Hi Jess, we can do Friday the 28th, before your Saturday move-out. For a couch, a dresser and bags from a second-floor apartment, that's usually a quarter load, $229. Is there an elevator?”
If you can't make the date, say so right away and offer the closest option. A fast “no, but” is still useful to them. A slow maybe loses the job and annoys the customer.
The End-of-Month Crunch
Leases tend to end around the end of the month, so the last few days and the first day or two of the next month can be packed. A few ways to handle it:
- Book early. When a move-out request comes in two weeks ahead, lock in the date then.
- Move flexible work. Push flexible jobs on the Waiting List to the middle of the month, and tell those customers why.
- Charge for the rush. Same-day and short-notice service can be a line on your service list.
- Route tightly. Apartment complexes often have several move-outs at once. Group them by building.
The dispatch board shows jobs by day and truck, so you can see the end-of-month load building up and plan around it.
Landlords and Property Managers
Every tenant move-out is also a landlord's problem. Whatever the tenant leaves, the landlord pays to remove. Moving season is the best time to win property manager partners, because their need is obvious and urgent. A manager who sees you turn three units in one week is likely to call you again. They can keep every address under one client and get one monthly statement with each address on its own line.
The Other End of the Move
Movers also need you at the new place. The buyer who just closed finds an old fridge in the garage and a broken grill on the patio. The family that moved has a mountain of boxes and furniture that didn't fit.
If you helped someone move out, they may need you again at the new address. A short text a few weeks later works: “Settling in okay? If you have boxes or furniture that didn't fit, we can grab them.” Add the new address to the same client so the history stays together.
Realtors see all of this happening around closings, which is why they make good referral partners. That's covered in Realtor Referral Partners: Booking Junk Removal for Listings and Closings.
Alerts Matter More on Moving Day
Moving days are chaotic. The customer is juggling movers, utilities and keys. Night-before, when-you're-next and arrived alerts help them be in the right place when your crew pulls up, and the live map in the customer app shows how far away the truck is.
Book the Date, Then the Price
Moving season rewards a fast “yes, we can make your date,” early booking for end-of-month jobs and steady work from landlords. For how moving jobs fit with request forms, texting and the schedule, visit the JunkBossPro junk removal booking software page.
