What the Property Manager Sees in the Customer App: Invoices, Requests and Today's Route

A property manager who wants to know what she owes you, when the truck is coming or how to send the next move-out should not have to call. The JunkBossPro customer app gives her those answers on her own phone, any time, without waiting for your office to open.

Texts for the Moment, the App for the Rest

Texting handles the back-and-forth of a single job, as covered in Texting Property Managers: On-the-Way Alerts, Two-Way Replies and Fewer Phone Calls. The customer app is where everything else lives: the bills, the requests and the live map.

Requesting Service

When a tenant moves out, the manager can request service from the customer app. The request comes into your office and lands on the Waiting List, on the map at the right address, next to every other job waiting to be booked. The office turns it into a scheduled job like any other request.

For a busy manager, being able to send the request the moment she walks out of the empty unit, from the parking lot, is a real convenience. She does not need to wait for office hours or remember to call later.

The customer app also lets customers sign up for services and pricing you have set up. A manager who wants a regular monthly pickup at a complex can sign up for it there.

Invoices and Statements

The manager can see her invoices in the customer app. For a client set to Monthly, that means the monthly statement, with each line labeled by address, so she can check which units were billed. For a landlord paying per job, it means each invoice with its line items and sales tax.

Having the bills in one place saves both sides time. When her accounts payable person asks for a copy of last month's statement, she can find it herself. Monthly statements are covered in One Monthly Statement for Every Address: Billing Property Managers for Junk Removal.

Paying and Updating the Card

The manager can pay invoices online in the customer app. She can also update the card on file there. That matters more than it sounds. Company cards expire and get replaced, and a commercial account whose card quietly expired is a billing problem waiting to happen. If she can update it herself in a minute, she will.

If an invoice goes past due, past-due follow-up reminds her, and the app is where she goes to pay it.

Today's Route on a Live Map

On the day of service, the customer app shows today's route on a live map with her place in line, something like “You're stop 12 of 20 — the crew is 5 stops away.” For a manager meeting the crew with keys, or a maintenance tech waiting to let them into a building, that is exactly what they need to know. They can finish what they are doing and walk over when the truck is close, instead of waiting by the door all morning.

The same live map helps realtors waiting at a listing and contractors who want debris gone before the next trade arrives.

Alert Preferences

The manager can pick her own alerts: the night before, when the crew is next, and when the crew arrives. A manager with one unit this week might want all three. A manager with twenty a month might turn some off. Letting her choose means she gets the messages she wants and none she does not.

Rate and Refer

The customer app lets customers rate the service and refer others. Property managers know other property managers. Realtors know other agents. A manager who is happy with your work and has an easy way to refer you is one of the best sources of new commercial accounts. Keeping those accounts happy is covered in Keeping a Commercial Junk Removal Account: The Habits That Get You Called Again.

Telling Clients About It

The app only helps if the manager knows it is there. When you set up a new commercial account, tell her how to log in and what she can do. Show her where to send a request, where to see the statement and how to update the card. Five minutes on the first call saves a lot of calls later.

Because the app runs on her phone, there is nothing to install from an app store and nothing for her IT department to approve. It works on iPhone and Android in the browser.
