Scheduling After-Hours Apartment Trash-Outs Around Move-Outs and Office Hours
Apartment trash-outs are some of the steadiest work a junk company can get. A tenant moves out and leaves a couch, a mattress, a kitchen full of bags and a closet of who-knows-what. The property manager needs the unit cleared before the cleaners and painters come in, and the new tenant is often days away. Speed matters, and the timing rarely matches a normal residential day.
A Different Kind of Customer
Saved views for the office are covered in Saved Views on the Junk Dispatch Board. Once trash-outs become regular work, they're one of the things you'll want to check on the board every day.
Property managers aren't one-time customers. They have many units, they call again and again, and they care about three things: how fast the unit is cleared, whether you left it clean, and whether the paperwork is simple.
Why Trash-Outs Often Run Off-Hours
Many trash-outs fit best outside the middle of the day:
- Early mornings before residents are out and about, when the parking lot is quiet and the dumpster area is clear.
- Evenings after the office closes, when the manager wants the unit ready for a morning make-ready crew.
- Weekends around month-end move-outs, when lots of units turn over at once.
Ask the manager what works for the property before you book. Some complexes don't want trucks in the lot during office hours, when prospective tenants are touring. Others want you there while maintenance is on site. Write the answer on the address so you only have to ask once.
Schedule them like any other job, just on the right day and truck. An after-hours trash-out can be its own short route on the board, or the last stop on a truck that finishes nearby.
Access Notes Do the Heavy Lifting
Nobody from the office will be there to let you in after hours, so the access notes on the address have to cover it:
- “Lockbox on the unit door, code from manager by text.”
- “Use the back gate, vendor code in notes. Park by Building C.”
- “Do not use the residents' dumpster.”
- “Elevator in Building B only, pad the walls.”
One property manager often means one client with many addresses. Each unit or building gets its own address with its own notes, so the right code shows on the crew's card for the right unit.
Photos Protect Everyone
Before and after photos taken in the crew app stay with the job. For a trash-out, that's your proof: the unit as you found it and the unit as you left it. When a manager asks whether you took the fridge that was supposed to stay, or whether the closet was empty, the photos answer.
They're also useful for the manager's own records on the unit. Taking them every time is the habit that makes after-hours work safe for your company.
Booking the Turn Quickly
Speed is what earns repeat work. When a manager texts “Unit 14B is ready for you,” get it onto the board fast. Look at the Waiting List map and the dispatch board for the closest truck with room, or set up an after-hours run if several units are waiting. Two-way texting from the office lets you confirm the day and get the lockbox code in the same thread.
If a manager sends several units at once, group them. Three trash-outs in the same complex can be one evening for one crew, with one dump run at the end.
One Statement a Month
Property managers don't want an invoice for every unit. With monthly account billing, a client set to Monthly gets one statement each month covering every address, each line labeled with the address. Your crew completes each trash-out as a separate job, and the manager pays once. Monthly accounts are covered in more depth in Scheduling Trash-Outs for Property Managers and Realtors With One Monthly Statement.
Keep the Crew Safe and the Residents Happy
After-hours work means working around people who live there. Keep noise down, keep hallways clear, and leave common areas cleaner than you found them. If something isn't right — a tenant still inside, items you weren't told about — the crew should tap Skip with a note and a photo rather than guess. The office sees why and can sort it out with the manager in the morning.
